Is the property condemned?


  • No the property is not condemned. If purchased today you could essentially move in and have utilities turned on. 


Are there any liens, judgments, or holds against the property?


  • No. Property taxes are current to date. There are no other judgments or holds on the property. At the time of purchase the property is free and clear to be deeded into new owner's possession.


Can I have an inspection done?


  • Yes, this would be at your expense. Property is being sold AS-IS. Current owner will not pay for inspection, nor will any updates or adjustments be done to the property, or reduction of asking price, based on inspection paid for and completed on behalf of buyer.


Can I have a title search done?


  • Absolutely! Again, this would be done at the buyer's expense. 


*IMPORTANT* The seller will not pay for inspections or title searches. The seller encourages and will facilitate any information needed or access to the property, that may be required if interested parties or seller(s) want to have additional 3rd party inspections or searches done. These will be done at the financial expense of the buyer, including no deductions or considerations to the asking price. Additionally, the property will be sold on a first-with-funds-to-purchase basis. Seller will not pass on interested buyer's, to wait on inspections/searches to be scheduled or completed by other interested individuals.

Can I call and get more information?

  • Any FACTUAL information on the home is listed here. What you see is what you get. While you may have additional questions, the answers would likely be subjective and different based on opinion. Would the current owner consider selling on Land Contract?

  • Likely not. There is a lot of risk involved for both parties with a land contract. The owner would need a substantial initial investment/down payment to ensure the purchasing party was invested to 1. See the contract terms through to the end, 2. Refrain from damaging the property, altering, or changing the integrity of the property through out the contract terms. Inquiries on Purchase By Land Contract will be reviewed, but the seller's primary intent is to sell the property in full.
